US real estate provides one of the world’s premier investment opportunities.  The 2004-2008 real estate bubble and subsequent crash have brought prices into deep discount territory, and quality properties in prime locations have seen their acquisition cost plummet to almost unbelievable levels.  Tight credit and high foreclosure rates have boosted rental demand, allowing owners of well located properties to earn substantial rental income on their investments. 

Some large scale analyses paint a weak picture of US real estate markets, but statistics can be deceptive.  At the peak of the bubble huge numbers of properties were built, often in unattractive locations.  These are now effectively dead assets and will remain unsold and unrented, dragging the statistics down.  If we exclude these and focus on the well located properties that are suitable for medium to long term investment, all indicators suggest that momentum is building, and investors will have to act fast to get in on the ground floor of this stellar opportunity.

US property markets offer opportunity for all levels of investors.  Prime commercial properties and raw land are available in large blocks for institutional and large-scale investors.  For mid-scale investors residential homes and condominiums offer cash-flow positive opportunity, while smaller investors will be attracted to fractional ownership mechanisms that allow them to diversify exposure and participate with limited capital.
